Can new appraisal remove PMI?

Hello,

I bought a duplex for $165k, put about 15k into it and I am confident that if I was to get it appraised it would come in somewhere between 205k-215k. The loan amount has been paid down to 159k, and I was wondering if I got the property appraised would I then be able to call and have PMI removed due to the 20% equity? Thanks for you time and I am looking forward to hearing some responses,
