Trending areas around LA to start buying multi’s / apartments?

Hi all, I’m relatively new to Southern California and would like to begin investing in multi family properties or apartments here. Has anybody got any insights into cheaper up and coming areas in LA?... or in the surrounding areas just outside LA where there are still relatively good deals to be found?

I’m specifically looking for the sub $500,000 for multi-family properties, or sub $650,000 for apartments.

@Dan Handford thank you for the advice. Where’s the best place to find research on zoning laws etc and would these laws only apply in urban city areas?
