Researching benefits of a real estate trust

Hi everyone,  

I'm trying to research the benefits and cost of creating a real estate trust. 

I'm a California resident looking to purchase investment property in Virginia. An LLC seems pricey in relation to my cash flow so I was considering using a trust instead.

Any recommendations for an attorney in Oakland,  CA?

And any guess on the cost?
