Best Ever Off Market Letter of Interest to Mom and Pop Owner

Hi all! I am looking at four 6-plexes and I want to approach a mom and pop owner about purchasing the properties. Any best practices or form letters I could draft that will get the best results with him? Any number of times to send it? Should it be handwritten as some suggest? Don't know if he's motivated at this point but his properties could be in a bit better shape. Thanks for any help.

The best approach would be to call them and ask if they are interested in selling. If not ask if you can stay in touch and follow up from time to time
