Help Calculating ARV

hello looking to do my.first BRRR

 This property is Two structures.
A house that I suspect 3/4bedroom 1.5bath and an apartment plus garage dwelling.
Listing price 279k 

Im looking for some help calculating how much renovations can bring in a higher appraisal. 

i would like to renovate bathrooms and work on kitchen upgrade. Fully renovating the apartment or possibly making two single apartments or a 2/3bedroom house out of the second structure. Who knows the possibilities. I'm just not sure how much that would realistically cost and how I could recover my Reno costs. I would be using private lending to start. Thank you very much for the time to take a look at this.
