Determining Market Rate

I am looking to purchase my first apartment building in Minnesota. I have several resources and places I am checking already, but want to make sure I’m not overlooking anything.

When underwriting a property, what resources are others using to determine market rate rents. I am familiar with apartments.com and have also called other nearby buildings and asked what their rates are. Are there other places others use to help determine market rate?
