Owner Occupied MFH Financing

Hey- I've been a member of the BP community for a few months. I've just about ready to get active with looking for a home but I'm running into issues with financing a MFH. I'm looking in the Philadelphia area. Essentially my plan is to house hack so I can get started in REI.

Anyone have any experience with getting into a mfh with a low downpayment aside from FHA?
