Metal Roof or Composition for Apartments?

Hello and thanks in advance for your experience and ideas. I am in need of a new roof for a 16 unit (Two 8 unit buildings) apartment in Southeast Georgia (Savannah metro.)

Two companies gave similar bids for scope of work. I can get a tear-off and re-roof of Comp Shingle for 26k. For 40k I can get a "lifetime" metal roof. Both roofers were actually pushing for the comp shingle due to the lower cost, and stating the "lifetime" metal roofs still need screws replaced every 10 years on average.
