CRE OFF-Market Comps
Hi Everyone,
So I need Comps on an Industrial (LACM) property that is going to be redeveloped into Mixed Use MF. Right now we need 3 Industrial and 3 Mixed Use, to show the value in upside potential. I have used Costar and Loopnet, but all available comps are way to far out to be used for comparison.
How can I go about finding Off-Market sold Comps?
This is not for an appraiser, but rather a Listing Presentation.

@Sasan Shirmohammadi if you can’t find anything on the mls or costar your probably out of luck on finding comps. How I would go about pricing this property would be based on the income it can produce, I would use a direct capitalization and also a discounted cash flow analysis.
