@Roy Conney it's all about relationships. You have to build relationships and demonstrate you are an expert in the space. People need to know you, like you and trust you which is earned over time. 

Generally most people start with friends and family. If you do not have that as a resource you have to network where the money is. Same as raising capital for residential SFH.
