What are people paying for 50 unit multi family?

So some of the things I hear from real estate are.

1. Every one wants to be in multi family

2. 50 units or more is ideal.

With that said, what are people paying for 50 or so multi family units?

Rather than buy a sfr or duplex if I could save up the 25-30% down for a multi maybe that would make more sense? Just thinking
