Inglewood R3 zoned land for SALE

I currently have two motivated sellers in the city of Inglewood. They're lots both sit on corners and are each approximately 5k square feet. 10k in total. Zoning on tax realist says R3. There is a large apartment complex right next to it so it is zoned for units. RPR says each home is worth about 800k. That's if it were sold to a traditional buyer a normal home. What is an investor/ developer willing to pay for these two lots?
