any special loans for building a 4plex 1 to live 3 to rent?

I was just wondering if there is anything like the FHA 203K loan ( I know that will not work) for building a new 4 plex. we would live in one unit rent the other 3 out.

what types of loans do most ppl get to build a 4 plex.'s  there is only 1 4 plex for sale and it 1.2M  and the numbers dont work out for that deal. 

there is a need for rentals in our area and thinking about doing this next summer.

any info would be great!
