New to investing and I need creative ideas for high dollar loans

I am new to investing and I found a 24 unit apartment complex for 599,000. The cap rate is about 9.55 and it’s in a great area. I have seen similar property’s sell for upwards of $1m in this area. I own a commercial concrete company and I don’t have a lot of capital at this time. There may be a possibility of seller financing but I would still need to raise around $100,000 for a down payment. Give me your ideas!! Thank you
