Triplex Financing Option

Hi,

I recently found a Triplex that the numbers make sense.  The only issue is the price ($1m).  While I could afford the 25-30% down payment, I don't want to drain my savings to do so as I am sort of helping family out and I don't like being house poor.  I would like to put 20% down if possible.  Does anyone have any recommendation on who I can get 20% down on an investment property triplex with (also reasonable rates)?  I have enough home equity, but I was stupid and asked for only a small portion of my equity.  Is it too late to reopen a new one so I can make an offer on this or do I have to use my saving.

If I buy it with family who will be residing in one of the unit, could I get a FHA loan together? I don't want to be a co borrower as my wife wants title to the house if we do it with them.
