Owner Occupied Extenuating Circumstance
Hello - Regarding a recently purchased a multifamily with the intent of occupying one unit. They started purchasing properties to eventually provide housing for those in need. After fully renovating the unit for themselves and moving in (owned the property for about three months) he met a woman and baby girl from a shelter that need housing within 30 days or they will lose their program that will cover their housing. As their end goal was to provide housing for those in need, they agreed to house them in the unit and plans to vacate the unit so they can have the unit for themselves. In terms of the owner occupancy requirement, they fully intended to live in the unit but felt a moral responsibility to let the woman and child have the unit as no other landlord in their area would accept them/the program as tenants. Do you have any suggestions on the best route for someone to handle a situation like this?
My client was very torn as the mother would have lost her child and the program had he not said yes to them living in the unit, they more than likely would have ended up on the street. Has anyone dealt with this scenario before?
