How to Market Directly to Owners
I have been marketing to owners of single family houses and duplexes for a few years now with pretty decent success. I have been finding owners that are behind on taxes and sending out mailing to them. I would like to try to find a 10 unit or so building. How can I find owners of these types of buildings? Where I invest is mostly single family properties so large multis are not as easy to find on the tax rolls. Any advise?

Free isn't always the lowest cost. I would jump on listscource and run a 10+ search grab the list. By the time anyone gets it to you for free the 10 bucks you would have paid makes their delay expensive.
While on listsource make sure you pull last sold year as a filter. This will be valuable for motivation. You can also run a preforeclosure filter as well.
You then may want to cross check the addresses against unlawful detainer actions and see if there's a property with tenant issues. May lead to high motivation.
I wouldn't dedup the list on this search so I could rule out owners of multiple property. They tend to be less motivated.
Finally you may want to build relationships with PMs. They'll have a sense for units which are in need of a new owner.
