Executive/Apartment rental hybrid financing

We've just begun to look into a property that has a combination of short term executive (furnished) units and traditional market rent units.  The plan would be to transition to all long lease market rentals.  Anybody have experience with a project like this? I'd appreciate the opportunity to have a conversation about it.
