Can I buy your Mobile Home Parks?

Hi everyone! *post has been edited to meet community guidelines*

I am looking buy mobile home parks in the US, but have not been able to cold call my way to a good deal yet.

Here is my main criteria (the napkin approach to analyzing a deal):

  1. 50-150 pads
  2. Prefer MHP not a RV park (will look at deals with a mix)
  3. Seeking ~10 cap
  4. If its a good deal, no park is too big.

Search sites - Mobile home park store, CREXI, loopnet,

Occasionally you can find one in Craigslist 

You can buy lists of parks from ListSource

Reonomy is a subscription site to search properties and owner info.
