Investing in Memphis tn ... any advise

Looking to invest in multi units with high returns. Looking to start small 6 to 12 units. Seems Memphis has a few properties with high cap rates, c class. Any suggestions or advise. Would be an out of town investment. Thanks in advance. Keep investing.

@Freddie Williams Memphis is a great market! Naturally I am biased because I live here and invest here, but like others have said it is important to really learn the market. Don't take anybody's word for it! Trust but verify. Look on the forums for reputable people in the Memphis market. You will see the same names pop up over and over again. Start with these folks first!
