Is $200k cash at closing for multifamily bad, good or great!

While negotiating to purchase my first apartment complex here in Texas, an experienced property manager very familiar with the area and even walked thru the complex with me recommended $200k at closing to help maximize the potential and meet the demands of the market.

I ran it by the seller and they agreed.

Is this a good option?
