How beat up could a 4 plex be and still qualify for a 203k loan?

I found a 4 plex for a good price haven’t seen it in person yet. In the only photo online some of the windows are boarded up. Because it is underpriced I’ll assume it needs a lot of work. The description says a lot of sweat equity.
