Tips for a new Multi Family investor in the Washington DC area

Hello,

I am a new investor in the Washington DC area looking to get started investing on 4unit multi-family property. I am currently in the works to use the NACA assistance program to acquire the property. I wanted to know if there are any other programs that I am not aware that provide little to no down payment for multi units like NACA does or an FHA loan. Also, if there any tips someone has to getting started investing in the DC area from people I should connect with and things to avoid. I've been reading Brandon Turners book on rental property investing where he encourages his readers to use the forums so here i am!
