Yes, C class multifamily
good for value add and cashflow?
almost no appreciation.
At current cycle, maybe safe investment, right?

The last property I saw that had those numbers was next to a crack house, 2 of 4 units were empty, and 1 unit was under eviction. It's a 0% rents to purchase price if you can't actually collect the rent.
