Duplex Bismarck ND analysis

Folks I’ve been thinking hard about this, there is this duplex for sale in Bismarck ND, I believe I can get it for 335k, it was built 2016, rents are at $1350, they have a really good occupancy rate. Was thinking about putting down 75k and getting a mortgage on the rest. Would this be a good deal?

Taxes 3000yr

Insurance 1400yr

Tenants pays utilities except for water

I already fully own a single family house that I rent out for 1k a month and have my own home also..... I’m just starting to think I might have to go for a multi family because the potential for profit is way bigger
