Using Multi-Family as a Transitional Housing Ministry

My partners and I are planning to buy a multi-family building to use as transitional housing for people who graduate from residential rehabilitation programs.  Our goal won't be to maximize the income, or even investor returns, but we will need to sustain the operations and make enough profit to buy subsequent properties for the same purpose.  Just curious if anyone else has done something like this as a business rather than a non-profit. If so, I would love to connect and pick your brain.
