Help with Multi-Unit Opportunity

Hello, I'm completely new to REI and BP. Last week I found a 4 door multi-unit on Craigslist that's not listed on the MLS in my area. I've been in contact with the realtor and he stated the owner is willing to sell but not in a hurry b/c the area is in an opportunity tax zone and property value is increasing. I'm learning how to analyze with the Rental calculator but I don't have the capital to invest. I'm totally lost on where to begin to find partners or other ways to finance this potential deal. Any feedback on where to begin to look? Thank you in advance!
