Sub-lease for Airbnb?

Hi all!!

I have a 4-plex I am currently trying to get occupied in Columbus, OH in the Short North area. I was approached by someone who wanted to lease it from me to put on Airbnb. 

The rent discussed is above market by about $300 and he would personally sign a lease and provide double the usual deposit.

He would furnish it and be responsible for everything related to the business. I would only be responsible for the typical landlord duties.

Does this sound like a reasonable option? Has anyone done this? What pitfalls are there that I may not be considering?
