Multi family property

Good morning BP community, getting my feet wet with 5 unit multi family property in Philly, doing the homework with property analysis (rehab costs the biggest uncertain number for me, using my business partner as contractor), got pre-approval already and to make an offer in the next days, in terms of the city in particular what are the biggest challenges you have faced before?
