Lean machine or large low end portfolio

Quality or quantity? Having a smaller, well performing portfolio with good returns, good cash flow and good tenants OR a large portfolio of cash cow slums that give you headaches and take up more of your time and resources. Trading good properties, good cash flow and good tenants for cheap properties with high cash flow but bad tenants.

Don't set yourself up to be a slumlord. There are good people of little means who need a decent place to live. There are bad people who will make your life miserable in any type of property. Set yourself up to be a good landlord and screen your tenants well, regardless of where you invest.
