Seeking Commercial Real Estate Broker for TX portfolio

Seeking a commercial mortgage broker or lender for a Texas MultiFamily portfolio. More specifically, we would like to refi some cash out of 4 properties in FTW where we have grown NOI 20-30%. Ideally, the 4 properties would be collateral for a single loan. We had one friend of a friend lender who had great rates, but wanted us to hold 10%+ of the debt in his bank indefinitely. We are totally open to keeping the cash in the bank as a show of goodwill, but don't want to keep ALL of it in there FOREVER.
