Use available cash or 401k loan or sd401k to buy RE

My wife and I are considering an investment in a small apartment complex and we're debating whether we should use existing available cash, take out loans on our 401ks, or convert 401ks into sd401ks.  Any opinions or advice?

I used a solo 401k and have zero complaints.

My RE investments out perform the stock market.  If you are a great stock investor, your results may vary.  But I feel I have more control and have seen better returns.
