Loan terms for $340K property? 16 unit apartment in Oklahoma.

Hello,

I have a small 16 unit property under contract and I am trying to line up a loan. 

I have been offered a loan - 20% down 6.5% with a 4 year balloon on a 20 year amortization period. 

How can I find better rates?
