Proposing An Offer To A Friend

Hi All, 

The following opportunity has presented itself, but it is still not guaranteed, nor do I know when it will come to fruition:

A close friend of mine's family is looking to get rid of a duplex with a possibility of a single family home (hopefully) which was inherited a few years back. The family is scattered around the states and my buddy is in the process of moving out of state as well and no one will be around to take care of the properties. 

My buddy has reached out to me that there is a possibility that I will be able to acquire these properties, however he doesn't have much say on when or how this issue will be handled since he is not the legal beneficiary of the inheritance.  My plan is to acquire these properties in the state that they are in, rehab/modernize one of the units in the duplex and ultimately hold these properties as rental properties. 

Furthermore, I do not have a desire nor the possibility to live in these units as a "house hack" for a couple years (lot of moving parts in my personal life) through the prospect of an FHA loan.

With all that being said, I want to have ammunition when the time comes, therefore I am looking for options of how I can approach this deal ? Essentially, how can I structure an offer where we wouldn't have to go the rout of getting a typical loan? 

I'm sure there is still a lot of missing information, but generally, I'm looking for any input/past similar experiences someone may have had and how they tackled this situation.
