How to get first property

I'm brand new to REI and was curious how some of you had gotten your first multi family property. I have great credit, have owned my own construction company for a few years (landscape), and am in the process of getting my builders license. I have a couple good potential duplexes available but since I cannot buy them cash did most of you go conventional loan on your first property? Thanks for any advice. I own my own home right now as well.
