Purchase % of my house hack

So i know the 70% rule and what not but what’s a good rule of thumb for purchasing my first property/house hack. What percentage should I pay for my property or at least not go over? I feel like since I’m not trying to sell it I can go higher than 70% since I’ll probably live in it for a few years right? I don’t have any properties in mind but I want to get a multi family soon.
