Assuming perfection in every other category...
Hello everyone :)
This question may be tough to answer since different factors will always affect what a good deal might be. However, in a perfect world, where each unit is immaculate, A to B class tenants, no repairs needed, all that good stuff (wishful thinking stuff) what price per unit would you pay for it?

@Anthony Winchcombe I shoot for the monthly rent to be about 1.2% to 1.5% of the purchase price. So, if rents were $800, the most I would pay is about $65k per unit. But, that all depends on thing like property taxes and insurance, how the utilities are metered, etc.... Also, keep in mind that, generally, the better the neighborhood, the lower the cashflow. So if you are focused on cashflow, A and B markets are going to align well with that goal.
