Financing my first deal

Hey Everyone!

I'm currently looking at buying my first duplex and I think I need some creative financing solutions. My mortgage broker that I worked with to purchase my last house is asking for 25% down since it's an investment property and I won't be living in it. Are there any private money lenders around Chicago that will do ~90% LTV? The current property I'm eyeing:

Purchase Price: $150,000

Gross Rent $27,816
Tax $2,709
Insurance $1,000
Utility $2,500
Lawn/cleaning $1,200
fix/repair $1,200
Total Expense $8,609

Can you guys recommend some lenders that this type of deal would make sense for? Also, please let me know if I'm missing anything.
