Market for 4plex...?

Hey BP'ers...

I am beginning my learning for my next step in RE... which I plan on being small MF buy hold... likely OOS as in California... cash flow is tough.  

I have looked at lots of turnkey providers... but most are SFR centered... I have watched a lot of @James Wise content, he sells lots of 2, 3, 4 units... apparently cleveland is loaded with them...  so that has been interesting...

My question is where else has positive stats (job growth, rent growth, low unemployment etc) but also has enough small MF that they can be gotten without overpaying.  Love to hear some thoughts, ideas...  Thanks in Advance, Carson
