Combine a Duplex Split into Two?

My wife and I bought one side of a duplex (basically a townhome) and are looking at buying the other side so we have control of the entire building. A benefit would be that we could paint the brick and generally improve curb appeal of both sides. Plus we could rent the other side out.  Long term we want to sell.

My question is should we do this? I'm not sure if it is easier to sell just our side to an Owner Occupier or take on the other side so the entire duplex can be marketed to an investor.

@Cody Cotten There are a lot of variables to consider, especially your opportunity cost, but all else being equal, owning both sides of a duplex is better than owning one side of two separate duplexes for the reasons you mentioned
