Direct Mail Marketing for Multifamily Properties!

I am in the process of putting together another set of letters for my direct mail marketing campaign.  Just one question.  Is it necessary to have a headline on my letters since I am marketing to multifamily property owners? Most of my previous letters do and I just don't know if the headline even helped.  Suggestions, Opinions will be greatly appreciated.  Thanks.

    @Omayra C., heading is fine but does not make much difference. I never used heading and to get more conversions make your letter short and write the important things in the very first paragraph.
