Not sure how many Fraternity Men there are on BP, but wanted to see if anyone had ever tried anything like this before.

Obviously college kids are not the ideal tenants for most rentals, but fraternities, especially ones with affluent members tend to breed financial responsibility if not responsibility in general.

Meaning- owning a fraternity house, if executed properly, might actually produce significantly higher than market rents with limited downside and vacancy. Also- fraternities generally carry pretty hefty insurance policies through their charters, so if they "burn the house down" you are theoretically protected.

So... anyone tried this? I may have an opportunity to put this into play locally in the next 18 months or so, want to start getting ideas/feedback now.
