Financing for 5-10 unit MultiiFams. Help me learn

I would like to understand what options exist for financing smaller (5-10 unit) MF properties. I am in an expensive area. Probably looking at 5.5Cap..   I started reading about FreddicMac small balance loans and this got me curious - what kinds of options are out there for smaller investors?   I have talked to many local banks and all are happy to work with me. They offer 25 yr amortization and 5 year pay off date. Also large prepayment penaties. 

Given the interest rate climatge are there options out there where a loan can be fixed for 10 yrs? or possibly interest only loans and/or 30 yr amortization?

I am trying to expand my portfolio and buy the most I can while being sure my investment is safe and that it will cash flow...
