Best loan for a 3 family?

I am in a tricky spot. A house I am buying was previously zoned as a two family home, but the appraiser said the house must be zoned as a three family. My lender will not finance a three family with less than 20% down, so now I do not have a lender and my mortgage commitment date is set for this Friday.

I would like to avoid an FHA loan if possible. Are there any other good options that would require 10% or less down for a three family?
