Interest rate on fourplex 30 year fixed

Hi all, I’ve got a fourplex under contract in Montana and have started shopping for a lender. The first one in Bozeman (local) quoted me 5.6 which seems really high with 25% down and a 789 cred score right? My wife is also a nurse with a 75k job so there’s no reason for us not to get the lowest rate possible I don’t think. We also live mortgage/rent free. Any ideas as to what rate I should be expecting? I was assuming much closer to 5% Thanks! Josh
