Demographics, is this a consideration?

When looking to invest in multi units in other markets, does demographics of the area or city have an impact on making a decision to invest? Just a thought....

@Freddie Williams As @Logan Allec and @Michael Le have pointed out, demographics matter - A LOT. You could buy the greatest deal on the planet but if the demographics are not in your favor, you'll make a loss. Alternatively, you could buy an ok to average deal and if the demographics are in your favor, you'll hit a home run. 

Example: Folks who invested in DFW over the past 5 years, hit home runs. Didn't matter if they were smart of stupid. The surging demographics just propelled property prices. Alternatively, if you had invested in a small, dying town in the middle of nowhere, you would, at best, be breaking even.
