Minneapolis/St Paul Area 2-4 Unit Cap Rate?
Ideally, I'm looking to find a rough guide to what the upper quartile figures are for duplex, triplex, and quadraplex.
For a live-in FHA mortgage, I've found that a cap rate of around 13% for a duplex, 9-10% for a triplex and 7%-8% for a quad lets the apartment pay for itself.
How realistic are these numbers? I grant that 13% is a bit of a stretch but what about the others?
