Buying first adult family home in Seattle, WA

My and my partner are contemplating buying an existing licensed adult family home. This would be our first investment of this kind and we are completely new to the domain. Any ideas/tips around what all to consider before diving into this space would be greatly appreciated. Thanks in advance!
