Long Term Debt for LOC under 500k

Hello- 

I am exploring debt options for a 3 bed apt in CO that is worth approx 700k. I'm looking to put 300-500k of debt on it (currently owned outright). I would like to do something longterm 20-30 fixed would be ideal as I plan to own this a long time. Most of my income comes from LLC / LP not W-2 so can swing a good deal from year to year, which is currently making it hard if not impossible to check all the Fannie / Freddie boxes for my usual goto bank for longterm debt . I'd love to hear anyones thoughts for lenders that currently are doing longer term debt on modestly levered properties . Thanks for your thoughts .
