LOS ANGELES INVESTING UNITS/APARTMENTS

I'm fairly new to posting on here but I am a heavy reader of biggerpockets for some time. I have noticed that many people on here have a popular belief that it is hard to invest in Los Angeles. To a certain extent I do agree, however I have found numerous deals with attractive CAP rates and low GRM values. As of recent I have closed two deals in two weeks. I had to split these deals 50% with someone simply not knowing the investors themselves. I am here to get some investors opinions on what would ideal numbers look like in the Los Angeles investment market and how would you go about meeting investors to be there go to agent?
